The Telangana state government has constructed Rajiv Swagruha flats in the state as an
affordable housing option for everyone. Earlier, the Telangana govt. and HMDA (Hyderabad
Metropolitan Development Authority) had planned to sell these Rajiv Swagruha flats in a cluster
or tower wise to builders & developers in an exclusive auction. The Rajiv Swagruha flats being
sold are at Bandlaguda & Pocharam sites, which are not fully finished and lot of developmental
works had to be completed which made builders and developers lose interest, resulting in zero
takers for the flats. The builders/developers buying clusters of Rajiv Swagruha flats would have
to again spend resources to finish the construction and then sell their flats which was not a
feasible option.
Later, the state government of Telangana announced that it would allow individuals as well as
builders/developers to apply for purchasing Rajiv Swagruha flats and that the Telangana govt.
will complete all developmental works. Recently, the state govt. of Telangana issued a
notification to announce it is accepting applications for purchasing Rajiv Swagruha flats. The
state government received more than 40,000 flats for around 3,786 total flats. The allotment of
Rajiv Swagruha flats has already begun and the allotment will be decided via a lottery-based
system.
The allotment of Rajiv Swagruha flats by lottery commenced on Monday, 27 th June 2022. The
state government has said that the response for sale of 3,786 flats at Bandlaguda & Pocharam
sites has been overwhelming. A separate lottery allocation will be conducted for 345 3BHK
deluxe Rajiv Swagruha flats which have received interest from 16,000 applicants. The Telangana
state government expects to collect around ₹2,000 crores from sale of Rajiv Swagruha flats.
Special Chief Secretary (Municipal Administration) & HMDA Metropolitan Commissioner,
Arvind Kumar said “The government is offering the flats at cheaper rates for the general public –
at ₹3,000 per sq. ft. for finished flats at Bandlaguda and 2,500 per square ft at Pocharam. The
buyers need to spend just 300 per square feet for completing any pending works.” He also added
that a team of plumbers, carpenters & electricians will also be made available & the works can
be completed after the initial payment of 10% amount is done.
