In 2021, the Andhra Pradesh state government announced free housing for the poorer sections of the society and promised to provide 32 lakh houses to the beneficiaries. Now, on 11th January 2022, the Chief Minister of Andhra Pradesh, Y.S. Jagan Mohan Reddy will announce a plan to provide house/residential plots to the Middle-Income Group (MIG) i.e., the middle-class & upper middle-class families at affordable prices. This scheme will be announced by the CM of AP on Tuesday, 11th January 2022 and is aimed towards providing the MIG with affordable investment options and a guaranteed site for their future residence(s).
The AP govt. is already preparing layouts for the sale of these affordable plots in all cities & towns across the state. The respective Urban Development Authorities of each district have been designated as the nodal agencies to take up this upcoming MIG smart township project. The first layout under this plan will be launched by CM Y.S. Jagan Mohan Reddy in Navulur village near Mangalagiri during the announcement event of this plan on Tuesday. The Capital Region Development Authority (CRDA) has allocated 81 acres of land in Navulur for the MIG housing project, which falls under the Jagananna Smart Township plan.
The CRDA will be tasked with creating the required infrastructure in the layout which include 40-feet wide roads, drainage, electricity supply lines & drinking water supply connections. Each plot will be approximately around 200 sq. yds. in size and will be allocated by drawing of lots from the list of participants who have registered to avail benefits of this MIG housing project. The price of the plot will be decided upon on completion of basic infrastructure facilities and the cost of development will be considered while fixing the price.
The price of the plots will be a no-profit, no-loss price as the government wishes to bring down plot prices so that they are affordable to more sections of the society. Individuals who have an annual income of less than ₹18 lakhs are eligible to apply for purchase of a house site under this scheme. Interested applicants must provide income proof in the form of I-T return declaration or Form-16. Government employees will receive a 20% discount and the CM has promised to spare around 10% of plots in MIG housing project layouts exclusively for state government employees. The AP state govt. is still yet to decide on whether to give the vacant & open layouts for MIG housing scheme to the respective urban development authorities to create infrastructure for the MIG housing scheme layouts. The govt. initially had planned to sell these vacant layouts & plots through the National Building & Construction Corporation (NBCC) to acquire funds but this plan was shot down following multiple court cases against it. The AP state govt. believes it is incapable of protecting vacant lands from encroachers & hence wants to sell these lands via direct sale/auction or as residential sites which are a part of smart townships
