Property Registrations Up By 152% in Hyderabad During May 2022
Hyderabad’s real-estate market has recorded an unprecedented 152% year-on-year (YoY) growth
in property registrations for the month of May 2022. The month-on-month growth (MoM) over
the previous month of April was 17.6%. The total number of property registrations during the
month of May exceeded 6,300. This huge YoY growth & significant MoM growth indicates a
strong demand trend despite external factors like inflation, economic slowdown due to the crisis
between Russia & Ukraine and global supply disruption. These figures & statistics were
presented by real-estate consultancy firm Knight Frank India on 9 th June 2022.
According to the report, the total value of properties transacted during the month of May 2022
was around ₹3,050 crores, which is an increase of 146% YoY & 9.9% MoM. With the figures
recorded during the month of May, the cumulative value of all properties registered since the
beginning of the year crossed ₹15,000 crores – at an average of around ₹3,000 crores in
registration every month. The data includes numbers from all of Hyderabad’s real-estate market
which includes the 4 districts of Hyderabad, Medchal-Malkajgiri, Rangareddy & Sangareddy.
The Managing Director of Knight Frank India said that Hyderabad’s real-estate market is one of
the strongest in the country, while also having great demand trends in spite of external factors
like inflation, economic slowdown and other global factors affecting India’s realty sector. Rising
construction costs have certainly had an impact on price sensitive categories of the realty sector,
but the upper segments have seldom been affected which has kept the market steady. Buyers are
also being drawn to purchase homes due to better job security, rising household incomes & low
home loan interest rates.
In the month of May, out of all the residential sales registered, houses in the price band of ₹25
lakhs to ₹50 lakhs amounted for 55% of the total sales. The percentage share of registered sales
in the budget segment of under ₹25 lakhs was reduced to 18%. The share of sales registrations
for properties of more than ₹50 lakhs value increased marginally from 26% during May 2021 to
27% during May 2022.
