The Telangana state government has now allowed registrations of properties developed by
developers through a joint venture with the Telangana Housing Board (THB). This news will
come as a huge relief for many buyers who have purchased residential or commercial properties
built by developers in conjunction with the Telangana Housing Board. Starting from July 2022,
such joint venture properties developed with THB can be registered, whether it is an already
existing property or a prospective property.
Earlier, Government Order No. 1061 (GO 1061), which was issued in May 2016, came into
effect recently after the state’s housing board issued a letter dated 7 th May 2022, to developers of
more than a dozen joint venture projects – granting permission to go ahead with registration
formalities. The projects developed as joint ventures with the THB include 5 projects of
Universal Realtors which includes Platina, Botanika, Radisson Hotel & Manjeera Trinity
amongst other projects which were developed on around 20 acres of Telangana Housing Board
land in Gachibowli.
The developers of these joint venture projects with THB held discussions with THB Vice
Chairman & Housing Commissioner regarding commercial & technical issues. All issues were
addressed and resolved between the joint venture partner developers and the THB according to
the Director of Universal Realtors & Chairman of Koncept Ambience Group – MP Agrawal. He
also added “Customers of these projects can now start smoothly registering their properties from
July 2022 onwards subject to fulfilling of terms and conditions of the settlement.”
Universal Realtors’ other upcoming projects in and around Gachibowli have also received
clearance from the govt. The Managing Director of JLL, a real-estate consultancy services firm,
Sandip Patnaik said that these properties which were developed as joint venture projects with
THB are currently undervalued. Once the registration of these projects commences from next
month, the value of the properties will be back on par with market rates in the area.
